Swissotel Kobuleti Beach Resort is a zero-line beachfront development on Davit Aghmashenebeli Avenue in Kobuleti, about 30 kilometers and roughly 45 minutes north of Batumi. It is co-developed by Archi and NEXT, with architecture by Chapman Taylor, and operated by Swissotel, part of the Accor group. Presale opened on 3 June 2026 with an on-site launch and capsule-laying ceremony. White-frame delivery is scheduled for the fourth quarter of 2031 and finished delivery for the first quarter of 2032.
The resort is planned as three towers of 38 floors, with 2,459 apartments and 144 Swissotel hotel rooms, a $300M development. Swissotel occupies floors 1 to 5 of Tower B, with floor 6 as a technical and restaurant level; the Swissotel hotel units themselves are not for sale, and penthouses sit on the top floor of Tower B.
A 3,000 square meter spa and wellness center, a beach club, indoor and outdoor pools, a casino, six restaurants, coworking and conference space, children's areas, and underground parking.
The indicative yield shown is based on comparable Accor-brand managed resort performance on the Kobuleti beachfront. It is not a guarantee and depends on occupancy and operations. The investment case here rests on professional hotel management rather than self-managed letting, and demand on this coast is strongly seasonal.

Indicative starting sizes and prices in Tower A run from a 34.92 square meter studio at about $56,900 up to a 75 square meter one-bedroom at about $122,400.

Rental is handled under professional Swissotel hotel management with a 60% owner and 40% management split. Owners may use their unit up to 60 days a year, specifically 30 days in high season and 30 days in low season, rather than a free-choice 60-day block.
NEXT, founded by Kakha Devadze, positions itself as Georgia's first international development company, with resort and tourism experience across Georgia, Dubai, Spain and Kenya. Its hospitality partnerships include Wyndham Hotels and Resorts, Radisson Hotel Group, and now Swissotel and Accor.
