
Ambassadori Island is a reclaimed-island, mixed-use development on the left peninsula of the Batumi seafront, in the New Boulevard zone. The First Tower is the first building released for sale. The project is under construction with permits received and the underground works and parking already completed. Delivery of the First Tower is scheduled for February 2029.
The developer is Ambassadori Group, the operator brand; the development entity is named in some materials as Eve Capital Group. The island master plan is by Arup, with first-tower architecture by MOA Group, engineering by Yuksel Proje, interiors by D73 of Italy, and construction by Anagi.
The First Tower rises 58 floors to 216 meters, built in monolithic concrete on piles, with 3.2 meter ceilings. Duplexes occupy floors 57 and 58, and floors 28 and 55 are technical. The tower holds roughly 1,350 apartments plus 8 duplexes, with a total living area of 71,593.55 square meters. There are 25 apartments per floor, 9 elevators, 3 stairwells, and three parking levels for 240 cars.
Views range from direct sea to city and sea, island and mountains, and full panorama. Pricing starts from $2,800 per square meter; this is a developer figure and the current price list should be confirmed before purchase.
Inside the building: a high-end supermarket, pharmacy, fitness, a restaurant and cafe, a 24/7 lobby and concierge, a rooftop terrace and bar, and an infinity pool with a sea view. Across the island: a concert hall, shopping center, yacht club, beach, aquapark, gym and spa, coworking and offices, an international college, schools, kindergartens, and helipads.
As an illustration built on sourced comparables, and not a guarantee: a 37.2 square meter studio bought at $112,679 in 2025, with a projected 2029 monthly rent of about $970. That rent is derived from long-term rates at comparable premium buildings, Alliance Palace, Belleview and Porta Tower, via Korter.ge, then adjusted for rental inflation and an island-location premium. The model implies roughly a 16% annual USD return over the hold. The developer separately projects a full return of investment in about six years and around 50% profit on resale at start-of-construction entry.
If a buyer is more than 45 calendar days past a scheduled payment, the developer may terminate the contract without going to court and retain a 20% penalty of the total price; the remainder is refunded after the unit is resold, within 12 months. It is worth understanding this clause before signing.
