Batumi is shifting from a seasonal resort toward a year-round economic center, and investor appetite is following it into assets that earn all twelve months. The numbers, attributed
The developer's figures, as reported by Business Media Georgia:
- Units from 72 to more than 278 square meters.
- A service fee of 2 dollars per square meter, plus VAT.
- A net yield of 5 to 8 percent, annual capitalization of 5 to 10 percent, for a total projected return of 12 to 18 percent a year.
Those are the developer's projections, not a promise from us. The reason commercial space can out-earn a flat is the operating model underneath it: offices, clinics and service businesses sign longer leases, and an international anchor brand lifts the standing of the whole building.
The residential side, and Expo 2025
Blue Sky also has a residential side, which we presented at the Expo 2025 forum with event pricing of 50 dollars per square meter off residential units and 75 off investment units, plus resident access to the Holiday Inn amenities.
