Old Town Batumi, also searched as Old Batumi or the Old City, is the city's most prestigious and supply-constrained address. The historic core covers the Old City district, where height restrictions sharply limit new high-rise stock, so seafront and boulevard inventory nearby is scarce and tends to resist price softening. This is an appreciation and scarcity play more than a high-yield one: premium entry prices, very limited new-build supply, and strong long-term resale demand around the historical center, the piazza, and the old port.
